Project Description:
This mixed development on a 220,000 sqm plot in Jeddah, KSA, contains a programmatic complexity generative of density in movement and available entertainment amenities. The project constitutes a retail zone, a hotel, residences, ballroom, and conference areas. This mixture led to the creation of three towers, which communicate to each other through their corporal similarities. They appear as freestanding, illuminated sculptures elevated on to a platform, which contains the retail zone. The rooftop is home to a landscaped area.
The design physically resembles Saudi Arabia’s desert dunes. A playful façade of triangular glass covered in wire mesh maintains the prismatic refraction effect found in the desert at day, and artfully pronounces the project at night. The sand dunes became a part of the artificial landscape created on the overall site and where used to define the zones of the three towers.
The intention was to design an emblematic project that provided a new, yet recurrent reflection of the environment, becoming part of it.


Villa Moda

Project Description:
The trend was now in full swing, and the pursuit of a new architectural language for the luxury, shopping and leisure facilities, and a new residential and office space dimension, couldn’t help but prompt o new kind of observation of occidental modernity, in order to transfer it to the Gulf Coast and transform it into on expression of ultra-modernism. In the spring 2001 Mojed AI Saboh, the thirty-something descendant of the Emir sheik Jaber AI-Amod AI Jaber AI Soboh, opened the Villa Modo emporium in Shuwaikh, on the sea that glimmers by the coast of Kuwait. With this cathedral of international fashion in the desert AI Soboh wanted to change the notion of the “Gulf Stoles” replacing the traditional association with “oil” with some adjective like luxury, modernity, sensuality, taste. In the hands of the Italian architect Pierfrancesco Cravel the design of Villa Moda has developed as a light construction using glass and transparency, a sort of Large architectural seashell with rigorous geometry, marked by a series of stainless-steel pilasters that glitter like a mirage and like the entire construction in the building light of a desert dune.
In the interior, the steel pillars are repeated to mark the paths between the glass cubes that have become boutiques for the world’s leading fashion brands: Gucci, Prada, Bottega Veneta, Salvatore Ferragamo, Fendi Etro, just to name a few, compose the sequence of spaces of this unusual, ultramodern high fashion marketplace. The furnishings of the restaurant and bar by B&B Italic, together with the pieces by Cappellini scattered in the connecting space in a discrete manner, indicate the taste of things Italian in this space fir elite shopping that rightfully assumes its place in the ranks of the new Gulf architecture.

The initial building and interiors concept are done by Italian architect Pier Francesco Cravel. The design development, detailed engineering and implementation of design criteria’s to local requirement, were undertaken by Multitech International. The construction drawings were then undertaken by Gulf Consult, who also undertook project management and full construction supervision.

North Gate

Project Description:
This project was aimed to set the precedent for future commercial and mixed-use developments in Doha’s accelerating economy. North Gate, located on a 200,000m2 plot, is positioned to benefit from development in Doha’s strong northern population growth corridor, and represents one of the only commercial developments within the area. It offers close to 100,000m2 of leasable space for retail and a further 45,000m2 for offices. Northgate is a landmark commercial, retail and leisure destination with 400 meters of prime frontage to the busy North Road, 10km north of Doha city Centre. The development hosts over two hundred shops, five anchor stores, an eight screen Cineplex, supermarket, family and fine dining and four thousand basement parking spaces. The exterior landscape interlocks with the architecture fusing traditional Arabic detailing and modernist architectural forms, creating an almost exclusively pedestrianized landscape. Animated water features cool the air during the hottest hours of the day and at night bring these vibrant spaces to life.

A cohesive sequence of exterior spaces, from 5 key arrival motor courts to outdoor dining terraces and bustling pedestrianized retail streets, integrate commercial and retail uses to create a unique shopping experience and working environment where culture and entertainment is synonymous with the development.

Lusail Marina Mall

Project Description:
The design is inspired by the natural forms created when water and land meet. Five interconnected retail islands link the mall into the landscape and back to the water. A body of water running throughout the center of the scheme guides the visitor through the mall, leading to the marina. Internal waterfalls visually connect the different levels. The spaces between the five pebble-shaped islands are carefully landscaped, creating a series of green spaces.

This Doha mall, which totals 72,000 square meters of leasable area, includes three levels, with an additional 3,500 square meter hypermarket at basement level. The complex includes cinemas, restaurants with terraced dining overlooking the marina, and spa facilities. It is located within the Lusail development, a new 37 square kilometer waterfront development. Subdivided into 19 integrated and diverse mixed-use districts, Lusail is intended to create a vibrant, community-oriented lifestyle offering the best in modern urban living. HOK aims to achieve QSA 5 rating for Marina Mall (LEED Platinum equivalent). To integrate all engineering services precisely within the structure, BIM was embraced by the Project Team to deliver a 3D solution using REVIT. This provided the client with a powerful design, collaboration and management tool to ensure the optimal design is achieved during the design process through construction drawings and maintained post completion and into occupancy.

Doha Oasis

Project Description:
The project addresses the blandness of the urban context by creating its own microcosm: an introverted private park for the inhabitants of the project framed by harmonious apartment buildings and a 45 stories tower. The 250m x 160m elliptical park is landscaped with cobbled paths, lush plants and thick trees, and provide shaded areas allowing for various activities.
It is the prime backdrop for life in the Ellipse. The Ellipse perimeter ring of 9 to 10 stories buildings addresses the scale of new developments in the vicinity, yet it creates a community-style atmosphere. The buildings contain musharrabiyya-like perforated boxes obstructing the sun rays and creating interesting architectural feature on the elevations that reflect some of Qatar’s traditional material and character.

The tower sets a landmark beacon in the skyline of Doha and complements the Ellipse. Its particular design takes into account the environmental aspects in the area. The tower’s double skin creates a gap between the low-e glass panels and the internal envelope and helps reduce the heat load on the exposed elevations. While the urban scale cuts in the mass of the tower reduce its bulk and create spectacular sky atria that enhance natural ventilation and create cool shaded spaces and green backdrops to most apartments.

Project Description:
The project is a joint venture between Venture Group, Le Charcutier’, and Charbel Metri. Cooperation between the parties is based on a two years development and ten years management agreement by Venture Group.
Built on a 5,000 square meter land plot, the project will feature 14 premium F&B concepts, an anchor concept, the gourmet version of Le Charcutier chain of supermarkets, as well as the biggest climbing wall in Lebanon as part of the kids entertainment offering. It is expected to create 500 direct job opportunities The development will stretch over a 200 meter facade on the main road which will give tenants exposure. The total investment in the project is USD 12 million, and the tenants will deploy another USD 8 million in fit-out investment.
